Window or Split AC for a Mumbai Flat: Which One Actually Fits

The choice is usually made by the wall, not the brochure. Here is how to decide in ten minutes using the window opening, the society rulebook and your electricity bill.

Ceiling cassette and split air conditioner indoor units in a modern room

Most flats built after 2005 have no window opening sized for a window AC, so the decision is made for you. For everyone else — older Kalyan and Dombivli buildings, Thane redevelopment stock, single-room tenements — it is a genuine choice with real trade-offs that the showroom will not explain.

Start with the wall, not the spec sheet

A window AC needs a structural opening roughly 66 cm wide and 43 cm high, with a solid ledge that can take 35 to 60 kg and an outdoor face that is not a shared corridor. A split needs two flat surfaces, a 3-metre pipe route between them, and somewhere to drain.

If you have the opening, a window unit is genuinely simpler: no pipe run, no flare joints to leak, no vacuum step, and a service visit that takes forty minutes instead of ninety.

If you do not, stop reading about window units. Cutting a structural opening in an RCC wall of a co-operative housing society needs an engineer’s certificate in most of Mumbai and Thane, and many societies refuse outright.

Where each one actually wins

ConsiderationWindow ACSplit AC
Purchase price (1.5 ton)15–25% lowerHigher
Installation cost₹700 – ₹1,500₹2,700 – ₹4,200
Noise indoorsNoticeably louder — compressor is in the roomQuiet; compressor sits outside
Service visit time35–50 minutes60–100 minutes
Leak riskLow — single sealed chassis, brazed jointsHigher — flare joints at both ends
Lifespan in coastal airShorter; chassis rustsLonger if the outdoor unit is shaded

The service-cost difference is smaller than people expect. A window unit is cheaper per visit but needs it more often in a dusty location, because the condenser coil is exposed on the outside face and clogs faster.

The noise question is not about decibels

Showroom labels quote 38 dB for a window unit and 26 dB for a split, and customers reasonably conclude the split is better. In a bedroom that is true. In a living room with a TV on, both disappear.

What the label does not tell you is that a window unit’s compressor cycles in the same room, so the quiet stretch between cycles makes the restart more noticeable. If you sleep light, this matters more than the number.

Society rules decide more cases than performance does

Before you buy, ask the society secretary three questions in writing.

  • Is an outdoor unit allowed on the facade? Many Thane and Mumbai societies prohibit brackets on the front elevation and require a rear or utility-side location.
  • Is there a designated drain route? Dripping onto a neighbour’s window or walkway is the single most common complaint, and several societies now require a common drain riser.
  • Is a window opening permitted? Structural alteration usually needs committee approval plus an engineer’s note.

Getting a "no" after the unit is delivered is an expensive way to learn this. One phone call before ordering avoids it.

Running cost: the honest comparison

A 5-star 1.5-ton split and a 5-star 1.5-ton window unit of the same year consume similar power for the same cooling. The split edges ahead because the outdoor unit is shaded and the indoor fan moves air more efficiently, but the gap is single-digit percent, not the 40% the marketing implies.

What actually moves your bill is inverter versus fixed-speed, and how well the unit is maintained. A dirty 5-star split costs more to run than a clean 3-star window unit. Servicing beats specification every time.

What we recommend in practice

For a bedroom in a building with no window opening: split, without hesitation. For a single room in an older Dombivli or Kalyan building with an existing opening and a tight budget: a window unit is a rational buy, and its simpler plumbing means fewer leak calls over ten years.

For a shop with a shutter and a rear wall: window units are often the practical choice, because you can service them without entering the premises during business hours.

A window unit trades quiet and interior finish for a simpler, cheaper service life. In an older building that is often the right trade.

Key takeaways

  • Most flats built after 2005 cannot take a window unit at all.
  • Window units are cheaper to install and far simpler to service.
  • Splits are quieter indoors and last longer if the outdoor unit is shaded.
  • Check the society rule on facade brackets and drain routing before you buy.
  • Running-cost differences are small; maintenance matters far more than the star rating.

Frequently asked questions

Is a window AC cheaper to run than a split?

For the same star rating and tonnage they are close, usually within single digits. Inverter control and clean coils affect your bill far more than the cabinet type.

Can I install a split AC where a window AC used to be?

Yes, and the old opening is often the easiest route for the pipe run. The opening needs closing to a neat finish, and the outdoor unit still needs an approved bracket location.

Which needs servicing more often?

Window units, in dusty locations. The condenser coil faces the outside air directly, so it clogs faster than a split condenser that sits behind a grille.
